Legal Manager – Loan Against Property (LAP)
Job Summary:
The Legal Manager – LAP will be responsible for handling all legal aspects related to Loan Against Property products, including property title verification, legal due diligence, documentation, and risk mitigation to ensure compliance with applicable laws and internal policies.
Key Responsibilities:
Conduct legal due diligence and title verification of properties offered as collateral for LAP.
Scrutinize and approve property-related documents, including sale deeds, agreements, conveyance deeds, lease deeds, and chain of title.
Identify and highlight legal risks, defects, or encumbrances in property titles and provide mitigation solutions.
Coordinate with external legal counsel, advocates, and empanelled lawyers for title search reports and opinions.
Vet and approve loan and security documents, including mortgage deeds, MODT, POA, and other ancillary documents.
Ensure compliance with local property laws, stamp duty, registration laws, SARFAESI Act, and other applicable regulations.
Support credit and operations teams by providing legal opinions for approval of LAP cases.
Handle post-disbursement legal issues, including title discrepancies, rectifications, and customer queries.
Assist in recovery, enforcement, and litigation matters, including coordination with recovery teams.
Maintain proper legal MIS, documentation records, and case tracking.
Stay updated with changes in property laws and regulatory guidelines impacting LAP products.
Qualifications & Experience:
LLB / LLM from a recognized university.
5–10 years of relevant experience in handling legal matters for LAP / mortgage-backed loans.
Experience with NBFCs, Banks, or Housing Finance Companies preferred.
Strong understanding of property laws, mortgage laws, and documentation.
Skills & Competencies:
Strong analytical and risk assessment skills.
Good communication and stakeholder management abilities.
Attention to detail and strong documentation skills.
Ability to work under pressure and manage multiple cases.
Knowledge of regional property laws will be an added advantage.
